New development at Wirral Waters shows borough "is open for business”
Wirral Council’s leader has welcomed approval of plans for a major new development at Wirral Waters saying it “signifies that Wirral is open for business”.
Waterside regeneration specialists, Peel Waters, have secured planning permission for an £18million next phase of development at MEA Park West.
The approved scheme is designed to transform a dockside location into a high-quality hub for industrial, manufacturing and logistics businesses within the Liverpool City Region Freeport area.

Wirral Council is committed to supporting business growth, and Mea Park West, located within the Liverpool City Region Freeport, will deliver high-quality employment space while transforming a currently underused dockside site.
Following the approval given by the council's Strategic Applications Sub Committee, this development will build on and complement the wider plans for Mea Park approved earlier this year, including the transformation of the nearby Mobil building. These projects will help unlock the area's potential, attract new businesses and create new and lasting employment opportunities for local people – which is great news for growing Wirral’s economy now and in the future.
This latest planning approval is one of three planning applications which had been submitted for development at MEA Park West. Together they will lead to the delivery of a total of 171,400 sq ft of new employment space at the brownfield dockside site, creating over 200 new jobs and attracting significant investment to the area. 2 permissions were granted in March 2026 with this final permission triggering the first phase of delivery.
Located to the east of Wallasey Bridge Road in Birkenhead, the area sits within the Liverpool City Region Freeport, enhancing its ability to attract inward investment and generate new jobs. The site is also a designated employment growth zone backed by Wirral Council.
The approved plans will see the comprehensive remediation of a former industrial site alongside the construction of a high-specification, modern logistics and employment unit.
The first phase includes:
- A new 44,982 sq ft (4,179 sqm) industrial / logistics building including ancillary office space
- 53 car parking spaces, including disabled and EV provision
- Cycle and motorcycle parking facilities
- New and upgraded estate roads to unlock future plots
- Installation of an electricity substation
- Landscaping and drainage infrastructure
The scheme has been designed to align with the wider Mea Park West masterplan, with a contemporary building form and high-quality materials that reflect the character of this evolving employment destination. Office accommodation will front the main approach, creating an active frontage, while service yards are positioned to the rear.
The approval also enables extensive remediation works across the site, bringing previously underused brownfield land back into productive use. This will not only facilitate the delivery of the approved unit but also prepare three additional neighbouring plots for future occupier-led development.
Once complete, the scheme will provide flexible employment space supporting a range of industrial, manufacturing and distribution uses. With excellent connectivity to the M53 motorway, the Kingsway Tunnel and the wider regional road network, alongside proximity to Birkenhead North rail station, Mea Park West offers a highly accessible location for businesses looking to establish or expand within the Liverpool City Region.
The scheme is expected to attract significant occupational interest, create jobs and drive sustainable economic growth in the area, while playing an important role in meeting the growing demand for high-quality logistics space.
The development forms part of the long-term vision for Wirral Waters, one of the UK’s largest regeneration projects being delivered over a 30-year period by waterside regeneration specialists, Peel Waters.
